Rockingham Forest Park Case Study
Rockingham Forest Park approached Prestige to design and supply a selection of holiday lodges inspired by its woodland setting. To date, we have supplied 56 lodges and a Reception Suite to the site at Rockingham Forest Park in East Northamptonshire. The land was acquired in 2006 and work commenced with investment and planning to gain planning permission for the development. The lodges have been constructed and were sited at the park in 2020.
Holiday parks are forever evolving to provide guests with five-star experience and Rockingham is no exception, including immaculate landscaping. The first thing to welcome a visitor is the impressive gated entrance, providing the holidaymaker peace of mind and added security. Guests register at the Reception Suite which overlooks the lake surrounded by woodlands and flawless landscaping. Seating is provided in and around the lake.

The location
Enveloped in the serenity of ancient woodlands lies Rockingham Forest Park, a hidden jewel in the East of Northamptonshire.
Rockingham Forest was once a vast royal hunting ground, and this ancient woodland remains home to much wildlife, including deer, red kites, and the rare Chequered Skipper butterfly. Guests can explore the forest following the woodland trails on foot or bike for a chance to see the wildlife and let the forest soothe the soul.
The Accommodation
The lodges have been selected and designed for family activity holidays, romantic couple’s retreats or dog-friendly holidays. The lodges range from 1 and 2 bedroom Dovecote lodges with private hot-tubs to a Hybrid Hampton with Forester interior styling complete with 4 equal sized bedrooms, all with en-suites ideal for large family holidays and groups.

A word with the park owners
Where did your journey at Rockingham Forest start? Is there any particular history to the land? “The land was initially a 2nd world war American Airbase. It was home to 79th Fighter Squadron, 20th Fighter Group, US Eight Air Force. It was known as Kings Cliffe USAAF Station 367, 12th July 1944.”
“We purchased the land in 2006 to prevent it being sold for open cast quarrying but had no real plan at that stage for its use. We decided to go down the route of a touring caravan park which was to be the benchmark for entering into the holiday market.”
What did the process entail from purchasing the land to now being a luxury lodge development?
“There has been a lot of investment and work to obtain planning permission for the development, which took around two years to achieve. The construction process was also quite challenging in it’s own right. Work commenced in February 2020 prior to lockdown due to COVID-19. Although the project carried on through the lockdown period, obtaining materials became very difficult, thus pushing the completion of the project back several months.”
What inspired the new development, Rockingham Forest? “The initial plan for a touring caravan park inspired the development.”
Why did you choose Prestige as your lodge supplier?
“A discussion with Jonathan Wake at the holiday home exhibition in Hampshire was our first introduction to Prestige. When it was the right time to proceed with the project some years later, I contacted Jonathan. We visited the factory in Rushden where it was clearly evident that we were dealing with a truly professional organisation.”
What do you feel has been the greatest success factor in this new development? “The location of the park, Lodge standard, Commitment of our staff.”
What advice would you give to someone who is looking at setting up a luxury lodge park? “Ensure they fully research and identify any potential issues that could arise from the infrastructure to the lodge layout.”

What is the future for Rockingham Forest? Nothing is planned at present, any future plans will be dependent on the performance of the current development.
